Budget Development
HCCI is experienced with helping owners develop their budgets starting from the conceptual phase of a project. This means that we can help you plan your project within your budget utilizing minimal information. The process begins with you telling us what kind of project you have in mind, what you envision the finished result to be, and a realistic budget that you would like to work within. We can then give you an estimated cost of the different elements of your project and offer suggestions and solutions for ways to get the building you want as close as possible to the budget you want.

Design/Build
It can be very frustrating when the decision has been made to undertake a construction project and you’re unsure of which architect will be right for the job. We have formed many relationships with architects both locally and regionally throughout the years. We would be happy to assist you in your planning process from the beginning and eliminate unwanted frustrations by helping you choose an architect that is best suited for your needs. The design/build approach also helps to foster a more open line of communication between the architect and the general contractor. Here, the general contractor is involved in the project from its earliest stages, leaving less room for error and increased costs.

Construction Management
Traditionally, the construction phase of a project begins after the design process is near complete to fully complete. By utilizing methods of construction management, the project can be started earlier, based on little information, and completed in phases as the plans are completed. Some owners feel that this method is helpful in managing the length of time the project takes to complete. However, it is important to note that since the project begins before plans are complete, an exact total price for the project cannot be determined before it starts.

Traditional Cost Estimating
Even if you have already found an architect and are ready to move to the construction phase of your project, HCCI can help you price your project. Our experienced estimators will provide you with a complete, competitive quote on the total price of your project. If we are selected for the project, you can rest assured that you will receive the highest quality of work from both our employees and our subcontractors.

Fee Structure
Our most common types of contracts are lump-sum and cost-plus. With a lump-sum contract, the total price of the project is agreed upon between the owner and the contractor based on the final estimate. With a cost-plus contract, the owner pays the contractor for the cost of the project plus a fee for construction services rendered. Although these are the most common types of contracts, HCCI will be as flexible as possible to meet your needs in choosing an appropriate fee structure for your project if neither of these is desirable.
